Terms & Conditions

1. Booking Confirmation

A booking is confirmed once payment (or the required deposit) has been received and you have received a booking confirmation from us.

2. Payment

Full payment is required in accordance with the booking confirmation. Failure to pay by the due date may result in cancellation of the booking.

3. Check-in & Check-out

• Check-in: From 2pm

• Check-out: By 11am

Early check-in or late check-out may be available by prior arrangement and may incur an additional charge.

4. Occupancy

Only the number of guests included in the booking may stay at the property unless prior written approval has been obtained.

5. Guest Responsibilities

Guests agree to:

• Treat the property with care and respect.

• Keep the property secure during their stay.

• Leave the accommodation in a reasonably clean and tidy condition.

• Report any damage or maintenance issues as soon as possible.

• Supervise children at all times.

Guests are responsible for any damage caused by themselves or members of their party beyond normal wear and tear.

6. Safety

Our property has been constructed using eco-friendly and natural building methods. Guests acknowledge that uneven surfaces, natural pathways, steps, varying floor levels, and other natural features form part of the property's design.

Guests agree to exercise reasonable care while using the property and its facilities.

Except where liability cannot be excluded under New Zealand law, the owners and managers are not liable for injury, loss, or damage arising from the inherent characteristics of the property or from a guest's failure to take reasonable care.

7. Damage

Guests may be charged for the reasonable cost of repairing or replacing any damage caused during their stay, excluding fair wear and tear.

8. Smoking

Smoking and vaping are not permitted inside the accommodation. Any additional cleaning or repair costs resulting from smoking indoors may be charged to the guest.

9. Pets

No pets are permitted unless specifically agreed in writing before arrival.

10. Noise and Respect for Others

Please respect our neighbours and the peaceful nature of the property. Excessive noise, parties, or disruptive behaviour are not permitted.

Quiet hours are between 10:00 pm and 7:00 am.

11. Cancellation Policy

Cancellations are subject to the cancellation policy provided at the time of booking. Any refunds will be processed in accordance with that policy.

12. Force Majeure

We are not liable for cancellations or interruptions caused by events beyond our reasonable control, including severe weather, natural disasters, government restrictions, utility failures, or other unforeseen circumstances.

13. Personal Property

Guests are responsible for their personal belongings. We are not responsible for the loss, theft, or damage of personal property during your stay.

14. Right to Refuse or End a Stay

We reserve the right to refuse a booking or terminate a stay where guests breach these Terms and Conditions, cause damage, create a disturbance, or engage in unlawful or unsafe behaviour.

15. Privacy

Any personal information collected during the booking process will be used only for managing your reservation and will be handled in accordance with the Privacy Act 2020.

16. Governing Law

These Terms and Conditions are governed by the laws of New Zealand.
